When a family loves their location but runs out of space, the ultimate solution is a whole-house structural remodel. Our South London construction team completed three massive projects at a single end-of-terrace property in Motspur Park, New Malden.
By expanding upward, reconfiguring the ground floor, and upgrading an underutilized conservatory, we completely transformed this traditional property into an expansive, modern, and energy-efficient family home. Here is how the transformation came together.

Phase 1: Structural Open-Plan Kitchen/Diner Renovation
The ground-floor transformation focused on erasing a cramped, traditional layout to create a bright, social hub perfect for family life and hosting dinner guests.
Structural Wall Removal: We demolished the restrictive load-bearing wall separating the old galley kitchen from the second reception room. To safely support the first-floor bathroom wall above, our team supplied and installed a heavy-duty structural steel beam (RSJ).
The Premium Kitchen Fit-Out: With the layout completely opened up into a spacious kitchen/diner, we made extensive electrical alterations and laid durable, heavy-duty vinyl flooring. We then installed a stunning new Howdens kitchen packed with intelligent storage solutions and completed the aesthetic with sleek, modern kickboard lighting.

Phase 2: Luxury Dormer Loft Conversion (Master Suite)
To give the family a private sanctuary and add significant value to the end-of-terrace property, we extended upward into the roof space.
Space & Light: We constructed a spacious rear dormer loft conversion featuring elegant French doors that open out onto a sleek Juliette balcony. To maximize natural light in the new master bedroom, we integrated two electrically operated Velux roof windows.
Bespoke Finishes: The new master suite was completed with a crisp, modern shower en-suite and custom-built, handmade bespoke wardrobes designed to maximize every inch of the new eaves and floor space.

Phase 3: Conservatory to High-Insulation Habitable Room
Conservatories are notoriously difficult to heat in the winter and cool in the summer. We re-engineered this underutilized space into a comfortable, year-round living area.
Thermal Upgrades: We removed the original, inefficient glass roof sheets and constructed a brand-new, fully insulated solid roof system, upgrading the wall insulation throughout the room where possible.
Interior Styling: To keep the room bright, we installed two matching electric Velux windows. Our joinery team then built two custom bespoke shelving units complete with integrated strip LED lighting, before giving the entire room a professional, flawless decorative finish.
